There’s a lot of important data to sift through in the real
estate business, but perhaps most important is settled sales. After all,
closings are what usually matter the most to both home sellers and home buyers.
One of the most interesting times to look at this data is during the months
that comprise the “spring selling season” – March, April, May, and June.
While this is in no way a forecast of any sort, below are the last 10 years worth of settled sales, looking at totals and changes for the months of March to April, April to May, and May to June.
March to April: As you can see, over the past 10 years the change from the month of March to the month of April has been more of a mixed bag. Six times closings have decreased month-over-month, while they’ve increased four times. The good news is that last year, settled sales increased by 6.42% when comparing March to April.
April to May: One-hundred percent of the time! That’s how often in the past 10 years closings have increased when comparing May to April. Most years (eight out of 10) the increase has been in double-digits. It was as high as 24.67% from April to May 2019 and as low as 4.77% from April to May 2015.
May to June: Settled sales from May to June increased month-over-month eight out of 10 years, with one year essentially flat, showing just a 0.20% decrease or a difference of six closings. The bad news: Last year, settled sales decreased 5.7% from May to June. But the good news is, May to June showed a month-over-month increase for each of 2020, 2021, 2022, and 2023.
Of course, sales are always impacted by economic factors, such as mortgage rates, and things like available inventory and asking/selling prices. These factors are typically unique to each individual year and the pairing of months.
